FAQ
Your Questions, Answered
Selling land raises a lot of questions — especially if you've never done it before. Here's everything you need to know before you decide.
What kind of land do you buy?
Rural vacant land: farms, ranches, timberland, recreational land, and undeveloped lots. Multiple properties. Any size. Any condition. We also buy landlocked parcels, undivided interests, and mineral rights.
Do you buy houses?
Rarely. And not on their own. We buy land. If there's a house or structure on a larger property, we'll look at it as part of the deal, but we do not buy single family residential homes.
What information do I need to get started?
The state, county, assessor's parcel number, acreage, and any other important information you have, particularly related to title and the condition of your property. If you have a price in mind, please let us know that too. It'll help a lot. This step takes less than five minutes.
How is the offer price determined?
We start with comparable sales, tax records, and current supply and demand for similar property in your area. From there, we factor in the specifics: road access, topography, utilities, floodplain, title condition, and adjust for the time, costs, and risk of getting the property to a clean close. The result is a cash offer that reflects what the property is actually worth to a buyer who can close quickly and take it as-is.
How long does it take to get an offer?
You'll typically receive a cash offer within 48 hours of submitting your property details.
Is there any cost or obligation?
None. Submitting your property details is free, and you're under no obligation to accept our offer. If the number doesn't work for you, you walk away. No follow-up calls, no pressure, no hard feelings.
What states do you buy in?
We buy land across 20 states, primarily in the South and Southwest. Tell us about your property and we'll let you know if we can make an offer.
What if the property is still in a deceased relative's name?
That's common and doesn't have to stop the sale. In many cases, a simple affidavit of heirship is all that's needed. We deal with inherited property regularly and can walk you through the process.
What if I owe back taxes on the property?
We buy properties with delinquent taxes. In most cases, we can pay the back taxes at closing and deduct them from the purchase price. You don't need to bring them current first.
Can I sell just a portion of my property?
Potentially, yes. It depends on whether the property can be legally subdivided. We can help you figure that out.
How long does closing take?
Most transactions close within 3–5 weeks. You sign the contract electronically, and we handle everything else: title work, deed preparation, recording, and filings. With clean title, some transactions close in days.
Do I need a lawyer?
Most sellers don't. The title company prepares the closing documents using state-approved contracts, and the title work itself protects you. If you'd like an attorney to review the paperwork before you sign, you're welcome to bring one in.
How will I sign the documents?
Everything is signed electronically. You'll receive an email with a secure link. Click it and sign from any device, 24/7. No printing, scanning, or mailing.
How will I get paid?
Every transaction closes through a licensed, independent title company, who will manage the sale process and closing. When it's time to close, you'll need to sign and notarize a few documents. And the title company will pay you via wire transfer or check.
Do I need to visit the property before selling?
No. Everything is handled remotely. You never need to visit the property, and many of our sellers live in a different state than where their land is located.
