Property Portfolios
Multiple Properties.
One Buyer. Move On.
You own land in several counties. Maybe several states. Selling them one at a time means finding a different buyer for each property, hiring different agents, and waiting months for each to close. You don't want to spend the next two years managing that. We buy the whole portfolio in a single transaction.
The Problem
Selling Properties One at a Time Is a Grind
If you own five properties across three counties, selling them individually means:
A buyer for every property
Some parcels have no market at all. The easy ones sell. The hard ones sit.
Stacked closing costs
Agent commissions, title fees, and recording costs pile up on every single transaction.
Multiple title companies
Different jurisdictions, different processes, different expectations. The coordination lands on you.
Uneven timelines
Each parcel moves at its own pace. Your progress is measured by the slowest one.
Paperwork on every parcel
Tax filings, correspondence, and county records for each property, every year, until they're all gone.
You end up holding the dregs
Your best properties sell first. You're left with the landlocked, remote, and title-clouded ones nobody wants.
A Better Way
One Buyer.
You Get to Move On.
Send us the full list: every property, every county, every state. We do the research across all of it, structure a single offer for the whole portfolio, and close every parcel in one coordinated transaction. One buyer. One closing process. One signature page when you're ready to be done.
Your Plan
Step 1: Send Us Your Property List
Give us whatever you have: a spreadsheet, a list of parcel numbers, tax statements, or just county-and-acreage for each property. Don't bother cleaning it up. We sort it out on our end.
Step 2: Get One Offer for Everything
We research each property individually, then make a single offer for the entire portfolio. You see the breakdown and the total. Every parcel priced, with the math behind it.
Step 3: Close Out and Move On
Accept the offer and we take on the title work and closings across every jurisdiction. You sign what needs signing, the funds flow, and you're out from under it.
Why This Is Better
What You Avoid With a Portfolio Sale
No Piecemeal Sales
You don't have to sell the easy ones first and get stuck with the rest. We take the whole package.
No Multiple Agents
You're not coordinating with three different agents in three different markets. You work with one buyer.
No Carrying Costs
Stop paying property taxes on a dozen parcels you're trying to unload. Sell them all at once and be done.
No Leftover Properties
A portfolio sale means you walk away clean โ no lingering parcels, no stragglers, no unfinished business.
One Tax Event
Selling as a portfolio consolidates the transaction for tax purposes. Consult your tax advisor, but it often simplifies reporting.
Multi-State? No Problem.
We've transacted across 20 states. Different jurisdictions, different title requirements, different closing processes โ we handle all of it.
The Cost of Waiting
What Happens If You Sell Them One at a Time
Your best properties sell. The rest don't.
The easy parcels move first. You're left with the landlocked, remote, or title-clouded ones that nobody else wants, still paying taxes on all of them, year after year.
Months of managing multiple closings
Different agents. Different title companies. Different timelines. Each property is its own project, with its own paperwork and its own surprises.
The carrying costs never stop
Property taxes across every county, every year, until every last parcel is sold. A portfolio sale ends it all at once.
Who This Is For
Common Situations We Handle
We work with portfolio sellers in a few recurring situations.
Our Focus
Fund Liquidations
Pension funds, real estate funds, timber funds, and private equity wind-downs frequently hold residual land parcels across multiple states. Those leftovers need to come off the books cleanly, without a public marketing process. We absorb the whole portfolio in a single negotiation so the fund can close out.
Investors Exiting a Position
You bought land as an investment, maybe through tax sales, auctions, or bulk purchases. Now you're ready to exit, and selling 20 or 50 properties individually isn't worth your time.
Heirs With Inherited Properties
A family member passed away and left land in multiple counties or states. You don't want to manage it, and selling each property separately is overwhelming.
Business Owners Liquidating Assets
Your company or LLC holds land across multiple jurisdictions. You need to liquidate cleanly: one buyer, clean books, and the ability to move on to what's next.
Landowners Who Are Done
You've accumulated properties over the years and you're ready to simplify. You want one buyer who takes the whole thing. You want to move on.
Common Questions
Portfolio FAQs
Is there a minimum number of properties?
No strict minimum, but a portfolio sale typically makes sense at 3+ properties. If you have two properties in the same county, we can still handle that as a single transaction.
What if the properties are in different states?
No problem. We've transacted in 20 states and routinely buy portfolios spanning multiple jurisdictions. We take on the coordination: title work, local requirements, and closings in each county. You make one decision.
What if some properties have title issues?
That's common in portfolios, especially inherited ones. We deal with title issues โ missing probate, undivided interests, old liens โ regularly. It won't stop us from making an offer.
Can I sell some properties and keep others?
Yes. If you want to sell most of the portfolio but hold onto a specific parcel, we can structure the offer accordingly.
How long does a portfolio closing take?
It depends on the number of properties and the state of the titles. Simple portfolios close in 3โ5 weeks. Complex ones with title issues in multiple states may take 30โ60 days.
Do you cherry-pick the best properties?
No. We make an offer on the full portfolio. We don't buy the good ones and leave you with the rest. That defeats the purpose.
